Costa Roofing

San Diego’s life-science core splits into three districts. Torrey Pines Mesa runs along North Torrey Pines Road on the bluffs west of I-5. The Sorrento Valley floor follows Sorrento Valley Road, Roselle Street and Vista Sorrento Parkway past the Coaster station. Sorrento Mesa spreads east of I-805 around Pacific Center, Wateridge and Nancy Ridge Drive. In all three, flat roofs double as mechanical floors for occupied labs.

On a lab roof, we first ask what the stacks discharge, which membrane sits beneath them, and whose warranty covers it.

For an inspection of a lab, R&D or office roof here, call 858-339-1848. Roof inspections are free anywhere in our San Diego County service area.

Roofing Considerations Specific to Sorrento Valley and Torrey Pines

Roughly 3.2 million square feet of new lab space has been delivered across San Diego’s core life-science submarkets since 2024 (Newmark, 1Q26). Sorrento Mesa and Torrey Pines are the two largest of those submarkets.

Exhaust leaves a footprint on the membrane. Part of what fume-hood stacks discharge settles back on the roof around each discharge point, and an incompatible membrane ages faster there than across the field. Guidance in Professional Roofing makes identifying a building’s exhaust the roof designer’s job, checked with the membrane manufacturer. No membrane tolerates everything, and asphalt-based roofs are generally most vulnerable to petroleum-derived substances. We start with the tenant’s exhaust profile, then compare the membrane beside the stacks with the field.

Mechanical equipment is the roof’s heaviest user. Air handlers, make-up air units and exhaust fans each stand on a curb or rail that interrupts the membrane. HVAC and controls contractors cross these roofs on routine service, and every tenant improvement adds penetrations. Most damage on these roofs is mechanical rather than weather.

Three districts, three building eras. Valley-floor industrial buildings followed I-5 in the 1960s and 70s. Sorrento Mesa’s parks filled in mostly during the 1980s. On Torrey Pines Mesa, research campuses dating to the early 1960s share streets with lab buildings finished in the last few years. A layered 1970s flex roof and a new single-ply roof under warranty need opposite handling.

New lab roofs arrive with warranty conditions attached. A new building’s roof typically carries a manufacturer warranty that expects repairs and added penetrations to follow the manufacturer’s details, often with documented upkeep. The first tenant improvement that adds a stack is when coverage is most exposed.

Salt air on the Mesa, damp mornings everywhere. All three districts lie within the few miles of coast where the marine layer keeps air cool and damp, most persistently in May and June. On Torrey Pines Mesa, on the coastal bluffs, salt attacks metal first: curbs, counterflashing, fan housings and edge metal.

Commercial Roof Repair in Sorrento Valley

Repair calls on lab roofs usually trace back to people: a toolbox set on a seam, an abandoned curb left open, sealant smeared over a flashing. Before scoping, we establish the membrane, any warranty terms and what the nearest stacks discharge. A repair material that holds in the field can fail beside an exhaust fan. On a Sika Sarnafil PVC roof, Costa’s Sarnafil approval applies directly. Scoping and process: commercial roof repair.

Commercial Roof Leak Repair in Sorrento Valley

In a lab building, a leak costs whatever sits beneath it: a vivarium, a cleanroom, a bank of freezers. Water entering at a stack often runs along ductwork first, so the stained tile is seldom under the entry point. Condensate lines, clogged drains and leaky unit cabinets are ruled out before the membrane gets blamed. Our method for commercial roof leak repair starts inside and works back to the roof.

Roof Coating and Restoration in Sorrento Valley

An older valley-floor or Sorrento Mesa roof with a worn surface and dry insulation can often be coated instead of torn off over occupied research space. Core cuts come first. The coating manufacturer then tests adhesion inside the exhaust zone as well as the field, since residue around stacks can stop a coating from bonding.

With damp mornings in all three districts, silicone is the usual starting point, because marine-layer humidity doesn’t hold up its cure the way it slows water-based coatings. Acrylic stays on the table for a well-drained roof farther inland on Sorrento Mesa. New single-ply roofs still under warranty generally aren’t coating candidates yet. More on commercial roof coating and restoration.

Commercial Roof Maintenance in Sorrento Valley

ROOF PROTECT™ visits land before the first winter storms and after a tenant improvement’s equipment work. On lab roofs, each visit records:

  • every exhaust stack and the membrane around it, photographed the same way each time
  • each penetration added since the last visit, and who added it
  • drains and air-handler condensate lines
  • corrosion on curbs, fan housings and edge metal, especially on the Mesa

On a new building, that log doubles as the upkeep record a manufacturer can ask for. For a one-time condition report before a lease or acquisition, use ROOF INSPECT.

Permits, Title 24 and Code in Sorrento Valley and Torrey Pines

City of San Diego Development Services. All three districts are within the City of San Diego, so its Development Services Department (DSD) is the building authority. Sorrento Mesa sits in the Mira Mesa community plan area.

Information Bulletin 123. DSD’s reroofing bulletin doesn’t require a permit to renew roof coverings when the structure, including the diaphragm, stays unaltered. A permit is required for structural change, more than 6 pounds per square foot of added covering, new sheathing, or a historic district. A roof with two built-up layers must come off to the deck first.

Title 24 climate zone. ZIP-code lookups place 92121 (Sorrento Valley and Sorrento Mesa) and 92037 (La Jolla, including Torrey Pines) in climate zone 7. We confirm each address on the California Energy Commission’s climate-zone map.

Cool roofs. Past a certain share of the roof, a low-slope recoat is treated much like a reroof under the cool-roof rules. See the Title 24 cool-roof rules.

Coastal zone. The California Coastal Zone runs along the La Jolla and Torrey Pines coast. For a building on or near the mesa, we check with the city whether the parcel falls inside it. We also ask whether a reroof or recoat would need a coastal development permit before the work is scheduled.

Commercial Buildings We Serve in Sorrento Valley and Torrey Pines

  • Lab buildings on Torrey Pines Mesa, in Torrey Pines Science Park and The Research Park at Torrey Pines near Scripps Research and the Salk Institute: PVC membrane roofing.
  • Converted R&D and flex on the valley floor, along Roselle Street and Sorrento Valley Road: layered older roofs and leak tracing.
  • Sorrento Mesa campuses around Pacific Center, Wateridge and Nancy Ridge Drive: multi-roof sites suited to scheduled maintenance visits.
  • Lab buildings delivered since 2024: warranted single-ply, with records from year one.

UTC, east of I-5 and Genesee Avenue, is a separate lab submarket we also serve. Sika Sarnafil, SOPREMA, APOC and Western Colloid have each approved Costa as a contractor.

Frequently Asked Questions About Roofing in Sorrento Valley

Can You Work on the Roof of an Occupied Lab Without Shutting Down Fume Hoods or Air Handlers?

The aim is to keep research running. Beforehand, we agree with the facility and EH&S teams which fans and intakes sit near the work, whether any unit needs pausing, and where low-odor materials are required. Some adhesives and primers smell while curing, so work near intakes happens in approved hours. Opened sections are closed watertight each day.

We’re Adding Exhaust Fans in a Tenant Improvement. What Does the Roof Need?

New curbs should be flashed to the manufacturer’s details by a contractor the warranty accepts, walkway pads extended to the equipment, and each stack location recorded for monitoring. Your engineer confirms the structure can carry the load.
