REPAIR – MAINTAIN – RESTORE
Commercial Roofing in Escondido, CA
CSLB #1061541 · Commercial and multifamily properties only
Escondido’s commercial roofs sit in a few distinct pockets. Small industrial buildings line W Mission Road and Enterprise Street on the west side, near where I-15 meets SR-78. Nordahl Business Park holds flex and light-industrial buildings, and the Escondido Research & Technology Center sits off Citracado Parkway, the road Palomar Medical Center stands on. Older retail, often with flat roofs behind parapets, lines Grand Avenue and the main corridors. Almost every one of these roofs is flat or low-slope and bakes through a long, dry summer.
Property managers, building owners, facility directors and HOA boards call Costa Roofing to repair, trace leaks on, coat and maintain their Escondido roofs. Heat does most of the damage here, so we first ask how much of the surface the sun has already used up.

Roofing Considerations Specific to Escondido
Voit counted about 640 industrial buildings in Escondido totalling roughly 7.8 million square feet (Q2 2025). Most are small buildings, many owner-occupied or split into a few bays.
Heat, not salt, ages roofs here. Escondido hit 115°F on September 6, 2020, its hottest day on record, and average August highs run close to 90°F. Morning overcast usually clears early this far inland, and salt air hardly reaches the city. The wear comes from months of UV and a roof surface that climbs well past the air temperature each afternoon before cooling overnight.
Asphalt roofs show it first. Built-up asphalt under a granulated cap sheet, and modified bitumen, are common on the city’s older industrial and retail buildings. Heat slowly drives the oils out of asphalt, so the surface stiffens, crazes and sheds granules. Daily expansion and contraction then opens lap seams, pulls flashings at curbs and parapets, and splits the cap sheet along ridges. Where moisture is trapped underneath, a hot surface raises blisters.
Older coatings are wearing thin. Many of these roofs were coated years ago, often with an acrylic elastomeric that now chalks, thins over seams and fasteners, and exposes the sheet beneath.
Small buildings age on their own schedules. Along W Mission Road, neighbors on one street can have different owners, different roof ages and no shared upkeep. A small owner-occupied building often gets no roof attention until something drips. In summer, service calls rise and technicians cross asphalt softened by the afternoon sun, leaving scuffs and punctures that surface later.
Business-park roofs from the late 1990s are reaching their limits. One Nordahl Business Park building on Executive Place is listed as built in 1999. An original roof there has taken more than two decades of these summers. The Research & Technology Center’s plan allows manufacturing and wholesale uses, so its roofs may carry process exhaust and heavy equipment as well as HVAC.
Santa Ana winds and the Witch Fire. In October 2007, Santa Ana winds pushed the Witch Fire west toward the coast, and evacuation orders reached into Escondido. The same winds work edge metal and coping loose and pack debris into drains.
Commercial Roof Repair in Escondido
Most repair calls here are heat damage that finally opened: a split cap sheet, a lap seam that let go, flashing pulled away from a curb or parapet. We establish the system and number of layers, then mark which areas are close to the same failure. For a sale or refinance, ROOF INSPECT documents the roof’s condition as its own report. Scoping and pricing: commercial roof repair.
Commercial Roof Leak Repair in Escondido
Heat damage stays dry all summer. Cracks and seams opened between May and October tend to announce themselves together in the first real storm, often in November. A midsummer “leak” with no rain is usually a rooftop unit’s condensate line or drain pan, which we rule out before cutting into anything. The method: commercial roof leak repair.
Roof Coating and Restoration in Escondido
A heat-worn roof over dry insulation is often a restoration candidate, which spares the business below a tear-off. Core cuts, and a moisture survey where one is needed, show whether the insulation is dry. On a previously coated roof, we find out what that product was and arrange an adhesion test with the coating manufacturer.
Where a roof sheds water quickly after a storm, acrylic is usually where we start in Escondido. The dry season gives it the working days it needs, and a white finish throws back the sun that did the damage. Where water stands, as it often does on sagging older decks or around neglected drains, silicone goes on instead.
Timing counts as much as the product. In July and August we start early and keep surface work out of the afternoon peak. Coatings also need to cure before the November rains, so the working window runs from spring through October. Which roofs qualify and how the warranties work: commercial roof coating and restoration.
Commercial Roof Maintenance in Escondido
Here the key visit comes right after summer. ROOF PROTECT™ schedules one in September or October to catch heat damage before the rains, clear drains and check edge metal before Santa Ana season. A spring visit reviews what winter left. An owner of several small west-side buildings can put them all on one plan, each roof with its own photo record.
Permits, Title 24 and Code in Escondido
City of Escondido Building Division. The Division, on the first floor of City Hall at 201 N Broadway, accepts plans only electronically, through its online portal. Every commercial reroof needs a permit.
Title 24 climate zone 10. Every Escondido ZIP in the Energy Commission’s climate-zone table, 92025, 92026, 92027 and 92029, falls in zone 10, the inland zone. The city’s own Title 24 checklists are headed “Climate Zone 10”. We still check each address on the Commission’s map.
Cool roofs. Large low-slope reroofs and recoats must meet cool-roof requirements, and in this heat a reflective roof also eases the building’s cooling load. We check the code cycle in force at permit time; see the cool-roof requirements.

Frequently Asked Questions About Commercial Roofing in Escondido
Which Escondido Roof Projects Need a Building Permit?
Any commercial reroof does, issued by the City of Escondido Building Division through its electronic submittal process. Coatings and repairs vary with the scope. We get the Division’s answer while scoping and record it in the proposal.
Our Building Backs Onto Open Hillside. How Should the Roof Be Prepared for Santa Ana Season?
Before fall, clear debris off the roof and out of drains and gutters, and make sure edge metal and parapet coping are fastened down. Dry leaves on a roof can catch embers, and loose edges are what strong winds lift first. Check again after each wind event, before the rain.
